A gate at a business or an apartment complex works harder than any home gate: far more cycles a day, tenants and delivery drivers who don’t treat it gently, and never a good time for it to be stuck. Over the years more and more of our work has come from commercial clients and property managers who need consistent, dependable service, often at several locations.

Commercial Gate Work
Cantilever gates like this one ride on rollers fixed to the posts, so there is no ground track to fill with snow, ice or gravel. That matters at a site that has to stay open all winter, and the Lehigh Valley has plenty of them along its warehouse corridors. Galvanized steel stands up to the salt that plows throw at a gate near the road.
On a busy gate, the small things decide how often it fails: rollers greased on schedule, a chain kept at the right tension, a bent bottom rail straightened before it binds, and photo eyes cleaned after every storm.

After-Hours Calls, Tenant Access and Billing
What happens if a gate fails after hours?
Our working hours run late: Mon–Fri 7:30 am – 10:30 pm and Sat–Sun 7:30 am – 10:00 pm. Call within those hours and say first whether the gate is stuck open or stuck shut.
Outside those hours, the manual release is your friend: a gate stuck open can usually be closed and secured by hand, and one stuck shut can be opened. Ask us to show your maintenance staff how it works on each gate before they need it.
Can you manage tenant codes, cards and remotes?
We install and set up keypads, card and fob readers and remotes, and show your office how to add and remove users. With most systems a code or card can be switched off when a tenant moves out without changing anyone else’s. How much you can do from the office depends on the system; some newer ones can be managed online.
How is billing handled for several properties?
Tell us how your accounting works when we set up the work. Many property managers want each property and each gate itemized separately so costs land on the right building. Either way, the price for each job is clear before the work starts.
